Serenity Villa Booking Policies

Cancellation

We want you to book with confidence, and we also hold your dates exclusively for you. Cancellation terms are set by the platform you book on. On Airbnb, our policy is:
• Cancel within 24 hours of booking (for stays at least 7 days away): full refund.
• Cancel 30 or more days before check-in: full refund.
• Cancel between 7 and 30 days before check-in: 50% refund of the nightly rate.
• Cancel less than 7 days before check-in: no refund.
Refunds are processed by Airbnb to your original payment method. Bookings made on VRBO follow the cancellation policy shown on our VRBO listing.

Check-in & check-out

Check-in 4:00 PM · Check-out 11:00 AM. Check-in is contactless; you'll receive access instructions by email before arrival. Early check-in or late check-out may be available on request if the calendar allows.

Who can stay

Serenity Villa is a retreat for two. Maximum occupancy is 2 guests, and the primary guest must be 25 or older. The villa is not baby-proofed (stairs, high balconies, and a hot tub) and the bedroom and bathroom are on the second floor, up an interior staircase.

House rules

• No pets. Serenity Villa is a pet-free property.
• No smoking or vaping inside the villa or in the hot tub room.
• No parties, events, or visitors beyond the two registered guests.
• Please keep exterior doors closed; the grounds are professionally treated for pests, and open doors invite them in.
• The utility room under the stairs stays locked.
• A doorbell camera faces outward from the front entry. There are no cameras inside the villa.
• A professional lawn crew services the property once a week in the afternoon.

Damage

Please treat the villa as you would your own home. Guests are responsible for damage beyond normal wear and tear. Damage is handled through the platform you booked on, under that platform's terms.

Parking

Free driveway parking for up to four vehicles, with room for a boat trailer.
